First impressions aren’t just about how you speak or what you say. They’re built through everything a person sees before they ever reach out. Your content. Your consistency. Your presence.
I call this digital equity.
The trust, credibility, and familiarity you’ve built online either opens doors or quietly closes them.
If your content isn’t helping you build trust with landlords, it’s probably costing you leads.
What Investors Are Really Looking At
An investor hears your name through a listing, a referral, or a social post. Before they enquire, they do what we all do. They look you up.
They check:
- Your LinkedIn.
- Your Instagram or business page.
- Your tone and energy.
Green flags I see landlords respond to:
- Consistent posting, even if it’s simple
- Clear explanations in plain English
- Evidence of community presence and care
Red flags:
- Infrequent posts
- Endless listing and leasing promotions
- Nothing personal, nothing educational, nothing real
Investors aren’t judging your design skills. They’re asking one question: “Would I trust this person with my largest asset?”
Why Listing Posts Don’t Build Credibility
This is where most BDMs get stuck.
Listing posts don’t build trust.
People already know you lease properties. What they’re trying to work out is how you operate.
They want to know:
- Do you understand the market?
- Do you care about Renters?
- Do you solve problems?
- Do you get results beyond one transaction?
Your results build trust. Your voice builds connection. Your values build loyalty.
If your content only shows what you’re selling and never how you think, you’re missing the point.
What Actually Moves the Needle Online
Building digital equity doesn’t require daily posting or overthinking content. It requires intention.
These content types consistently build trust with Investors:
- Case study snippets. Before and after problems solved
- Short Investor tips. Practical, useful, clear
- Behind-the-scenes content. You’re a real person, not a script; show your face
- Client reviews or screenshots. Social proof still works
- Renter success stories. Shows care and management skill
- Market commentary in plain English. Informed, not reactive
One to two posts a week is enough if it’s consistent.
Consistency is the key.
Digital Equity Means Less Selling, More Converting
When people already trust you before the call, everything changes.
You skip the scepticism stage.
Conversations start warmer.
Decisions happen faster.
I see this all the time with BDMs inside RISE. Once they show up consistently online, enquiries shift. Fewer cold conversations. More “I’ve been following you for a while”.
This is exactly why retaining relationships matters too. To cite Ewan Morton, “The best way to grow your management is not to lose them.”
Trust compounds when people see you show up well over time.
Trust Is the Real Funnel
If you’re not showing up online with intention, you’re not invisible.
You’re forgettable.
Every post either builds your digital equity or drains it.
