How to Stay Motivated as a BDM in a Changing Market

This market is tough, and yet so many of my BDM clients are still growing, still booking appraisals, still landing new managements. That’s not luck. That’s called doing the work.

Even when things are going well, the pressure is still there. Tighter listing stock, ambitious sales agents circling the same leads, investors holding back thanks to media noise… it all adds up.

And with that comes something we don’t talk about enough: the emotional load. The quiet second guessing that creeps in after a slower week. The fatigue after chasing that one landlord again.

What I’m seeing right now is that BDMs who sustain their success in markets like this aren’t tougher, they’re more consistent. They’ve built real resilience into their rhythm.

Not the woo woo “just think positive” kind. We’re talking tactical, grounded habits that protect your mindset, fuel your nurture up, and help you stay focused when the market starts throwing curveballs.

Spot the Warning Signs Early

Burnout doesn’t always show up with sirens blaring. Sometimes it’s subtle:

  • Procrastinating on follow-ups you used to jump on
  • Resentment building toward your KPIs
  • Saying things like, “There’s just nothing out there right now.”

Let me be clear. It’

What Resilience Actually Looks Like in BDM Life

Resilience isn’t just about staying positive. It’s about how you move through your days when motivation’s running low:

  • Reframing rejection without spiraling
  • Tweaking your conversations to meet the market where it’s at
  • Nurturing your client base instead of always chasing the next new lead
  • Sticking to your routine, even when it feels easier to coast

These aren’t glamorous moves. But they’re the backbone of consistency.

3 Resilience Strategies That Work

1. Revisit Your WHY

When pressure’s on, clarity is your best friend. Ask yourself: Why did I step into this role in the first place? And more importantly, does that vision still light me up? If not, rewrite it. Update it. Make it feel real again.

2. Create Your “Bounce-Back Blueprint”

Everyone hits a flat spot. What matters is how you recover. Build a ritual that helps you reset after a tough week. For me, that’s a walk, a mentor call, and a full inbox clear-out. For you, it might be journaling, beach time, or a solid sweat session.

3. Switch from Lead-Chasing to Lead-Building

Instead of feeling like you’re constantly behind the eight ball, shift gears. Build value-driven touchpoints:

  • Host a value-check call
  • Reconnect with past clients
  • Share a quick insight or tip on social

Sow seeds now. They’ll grow when the market softens.

My own experience as a BDM

This might surprise you, but my best year as a BDM wasn’t during a boom. It was smack in the middle of the pandemic.

No open homes. Constant uncertainty. Landlords pulling back. It could’ve been a write-off, but instead of shrinking, I used that time to double down on what mattered.

I got off the “next lead” treadmill and worked on my pipeline. I had deeper conversations. I adapted to what my clients actually needed. I reconnected with past landlords and referrers, not with a hard sell, but with real, helpful support.

Within a few months, those relationships turned into new managements. Because I stayed visible, consistent, and focused when things were hard.

That season taught me something big: resilience isn’t just about riding out the storm. It’s about how you show up in it, and the rhythm you build to carry you forward.

This year will see challenging markets at times.  You will have moments that feel heavy and hard.  But they’re not a dead end. They’re a mirror for you. They reveal your habits, your mindset, and your commitment to growth.

As I shared in my article on health and mindset, “Your ability to grow a rent roll, convert leads, and build trust depends on how energised, focused, and resilient you are.” When you take care of yourself and your mindset, your business follows suit.

The BDMs who rise through tough markets aren’t actually working harder. I see these BDMs working smarter, staying grounded, and building resilience into their rhythm (not just their headspace).

Feeling the stretch right now? You don’t have to “white knuckle” your way through it.

Join my next RISE Mentoring Program and surround yourself with other BDMs navigating the same challenges. Together, we’ll sharpen your strategy, rebuild your energy, and help you rise stronger than ever in 2026.
